What’s a CMMS?

CMMS stands for Computerized Maintenance Management System – or generically known as Enterprise Asset Management (EAM). It represents any software system designed to enable an organization to manage all aspects of a company asset across departments, facilities or business units.

The purpose of CMMS is to improve utilization and performance of a company’s assets, reduce capital costs, reduce asset-related operating costs, extend asset life and ultimately improve ROA.

CMMS Optimization

Regardless of what CMMS or EAM system your organization uses, Infralogix employs a proven methodology designed to better leverage your system capabilities, improve your reliability program’s results and maximize your ROI. Our approach addresses key areas of a reliability program and CMMS system:

  • Program Assessment – establish a baseline of your entire reliability program with emphasis on CMMS utilization. This will help identify areas of strengths and opportunities for improvement.
  • Equipment Field Verification – you can’t leverage the benefits of CMMS software if your asset information is not accurate, complete and consistent. Infralogix will conduct a physical inspection of your facility’s assets to establish a foundation for a successful reliability program.
  • Equipment Criticality – apply uniform, logical and consensus-generated rating to your assets to ensure your maintenance resources are allocated for maximum efficiency and effectiveness.
  • Bill of Materials – ensure equipment and system components are recorded in appropriate detail and at levels necessary to support maintenance, repair and replacement needs.
  • Spare Parts – align stocking plan with historical usage, equipment criticality and reliability goals, while improving cash flow.
  • Preventive and Predictive Maintenance – optimize plans to achieve efficiency, cost effectiveness and improve reliability measures.
  • Performance Measurement – guide stakeholder review of desired metrics and aid establishment of measures that best support the organization’s culture, systems and reliability goals.

Why is CMMS Optimization needed?

Computerized Maintenance Management System, Enterprise Asset Management and other asset management software tools are extraordinarily powerful programs that can help transform a reactive, costly maintenance organization with poor asset reliability to a highly efficient, proactive unit that delivers consistent, exceptional results.

However, more often than not, organizations fail to realize the full potential of their systems and frequently fall well short of their maintenance and reliability goals. The reasons vary, but typically involve inaccurate, incomplete or inconsistent data in the system. As maintenance staff learn to not trust the data, adherence to standards and procedures become irregular, considered optional or are altogether abandoned.

The result is always the same: poor results that cost the business in lost revenue due to unplanned downtime or underperforming equipment; excess maintenance costs in overtime and poor efficiency; and unexpected capital expenses as a result of premature equipment failure.

Data Integrity

Like many sophisticated software applications, EAM systems transform large data sets with complex relationships to meaningful and desired results.

Consequently, good data is a vitally important foundation to any successful CMMS implementation and usage.

Learn more about what contributes to ‘bad data’

Common data problems with CMMS implementation and use:

  • Data integrity – information has not been maintained or updated since implementation
  • Data consistency – standards have not been set or followed for naming conventions, formats or hierarchical structures.
  • Content – information, like a PM plan, is not detailed or relevant enough for effective utilization
  • Standards and procedures – processes have not been adequately defined or monitored
  • Change – system has not been updated or reconciled as changes and additions of people, processes and equipment have occurred.

Any or all of these issues can derail a program and impede realization of an organization’s maintenance and reliability goals.

Infralogix CMMS Optimization services can address each issue and enable an organization to improve reliability, lower maintenance costs, increase energy efficiency and reduce safety risks.

The Good News: You have a great CMMS or EAM system. The Bad News: You don’t trust the data in there, procedures are ignored or nobody in your organization seems to really know how to make it work for you.

The Bottom Line: You’re not getting what you expected and you’re well short of your maintenance and reliability goals.

Solution: Call Infralogix.
